Getting the Most Out of Your Tours

Most agents realize that a virtual tour can be an invaluable tool to help a home sell faster. In fact, some statistics indicate that listings with multiple photos and virtual tours pull as much as 10-20 times the number of viewers. If true, that’s a HUGE difference.

But there’s far more you can do with a virtual tour than just showcasing your listings. In fact, the list is virtually endless. Here are just a few ideas to get you started. Ideas that will help you get the most out of your virtual tours.

Agent Highlights
What about doing a special tour that’s all about YOU? Maybe show homes you’ve listed and sold. Maybe show you and your family. Or, show your special interests. Whatever you want, but just do a tour to let your prospects and customers know more about you on a personal level.

Buyers’ Tour
A virtual tour is the perfect tool for agents who specialize in working with buyers. Create a quick tour of the properties you want them to consider. Just take a few quick photos when you preview the properties, or use what the listing agent already has (if allowed).

Relocation Tour
Virtual tours are also an ideal tool for your relocation clients. Just as with a Buyer’s Tour, do a customized tour of the homes that fit their relocation needs. But you can do so much more – include photos of the local schools, parks, and other neighborhood highlights.

Community Tour
What about having a virtual tour of your local community ready to send out at a moments notice? Take pictures of local entertainment, favorite dining spots, recreation, historical monuments, etc. These types of tours work great for resort communities, retirement communities and other remote or quaint locales.

Rental Tour / Vacation Property
A lot of agents never consider doing a virtual tour for a rental property or vacation property. But it can be a very unique tool that not many people are using. So, why not enhance your rental listings and vacation properties beyond what anyone else is doing.

FSBO Tour
Have you ever marketed to For-Sale-By-Owners? If so, then you know how difficult they can be to convert to a listing. Why not offer a free home-tour they can use in their own sales efforts? When their home doesn’t sell, who do you think they will call first?

Holiday Greetings
A virtual tour is an excellent way to send Holiday Greetings to your entire SOI list. Send it to every customer, contact, and prospect you may have. It’s fast, easy, and elegant. It will definitely set you apart from other agents.

Baby Announcements
Have any of your clients ever had a baby? What about offering to create a “baby” show for them to send to all of their friends and family? If you send them a branded tour, with your name and contact info on it, it becomes a great way to gain exposure with all of their personal contacts.

Vacation Tour
Just as with the Baby Announcements, you could offer the same for someone’s vacation. You could create a show of their vacation photos for them to send to all their family and friends. Again, with your name and contact info on it, it’s great exposure.

Kids’ Talent Show
How about taking pictures of a kids’ talent show or play at your local grammar school, and then sending a photo tour to all the kid’s parents – with your branding on it of course. How many other people will those parents send that tour to?

The list goes on and on. You could create tours for graduations, for local clubs and associations, schools, churches, special events, whatever you want. But you get the idea.

Virtual tours should be so much more than just something to enhance your listings. They should be a marketing tool to enhance your total exposure, and truly add value for your customers and clients.
